Buying a property in Spain

 

Calculate your budget, and remember to allow extra funds on top of the purchase price to cover : Transfer Tax (6,5 %), Notary fees and Land Registry.

Decide  what  type of  property  you  prefer  i.e.  "Studio", "One Bedroom Apartment", "Villa", in which area, etc ...

After having made a decision and chosen a property you would like to purchase, you will have to put down a 10% deposit to secure your choice.  Once this has been done, an agreement between yourselves and the vendor will be signed.   This is binding on both sides.  Should you  withdraw  from the  transaction,  you will lose your deposit.   Should the seller withdraw, he will have to return your deposit.

Once a date for completion has been mutually agreed  (usually about a month),  we will investigate and conduct all the necessary  searches to ensure that the property is legal and free from any "embargo's" or debts.

If you require a mortgage and would like us to help you to arrange it, we will introduce you to a suitable bank with English, Spanish and French speaking staff.

The sale will be completed before an independent notary who will safeguards your interests.  A translator will be present during the transaction.
